IN CONSIDERATION of Alpha Real Estate SALES Listing Agreement and endeavoring to procure a BUYER for the property known as:

The Owner(s) give Alpha Real Estate the exclusive right to SELL the property at the Price and Terms stated herein and Alpha Real Estate agrees to use their best efforts to procure a tenant during the term of the Real Estate Listing Agreement.

The Owner agrees to pay Alpha Real Estate a

The Fee shall be deemed earned if a SALES AGREEMENT is entered into before the expiration of this agreement, whether a SALE is made by the Owner, Alpha Real Estate, or any other source makes such SALE. The owner agrees to refer to Alpha Real Estate, every  prospective tenant who contacts the owner during the term of this agreement.

The Fee as stated above, shall be payable to
Alpha Real Estate on the first distribution of funds.

If the Owner shall fail for any reason whatsoever to complete the SALE upon
Alpha Real Estate procuring a BUYER ready, willing and able to commence the SALE in accordance with this agreement or upon any other such term as the Owner may agree, the Owner agrees to pay Alpha Real Estate. the Fee as stated above.

In the event that the BUYER defaults and the BUYER deposit is forfeit, Alpha Real Estate shall be entitled to 50% of said deposit.

This authority gives Alpha Real Estate the right to advertise the property for rent/lease including placement of a sign on the property. The Owner agrees to instruct any tenants, strata managers, or management companies to allow access within 24 hours notice and to maintain the property in its current condition for the duration of this agreement.

Stamp Duty, if applicable, shall be payable by the BUYER, and legal fees shall be paid separately by the Owner / Buyer.

Special Conditions or Limitations: None. 
       

Aside from the expiry this agreement may only be terminated with the mutual agreement in writing of both, The Owner and Alpha Real Estate

The signature below represents that the Owner has full legal authority to enter into this agreement to rent/lease the property. By the Owners signature the undersigned acknowledges that this rental/lease agreement has been read, its contents understood, and a copy of this agreement has been received.
